Job Description
The Director, Facilities Operations provides strategic and operational leadership for Facilities Management Operations, supporting business objectives through the reliable, safe, compliant and cost-effective management of facilities, infrastructure, workplace services and asset management programs. This role partners closely with site leadership, Corporate Operations, Corporate Engineering, Environment, Health and Safety, Quality and business stakeholders to advance operational excellence, regulatory compliance, asset reliability, sustainability and the employee experience.
Job Responsibilities
Strategic Leadership
• Provide strategic leadership for Facilities Operations, ensuring alignment with business objectives and corporate priorities.
• Serve as a key contributor to strategic planning and operating discussions with the Executive Director, Facilities, helping shape the long-range direction of the function.
• Make medium-term (i.e., 3–5 year) operational and policy decisions for the business that have a direct impact on the success of the organization.
• Analyze industry trends and anticipate changes in the competitive or regulatory landscape, adjusting plans as appropriate.
• Serve as a trusted business partner to site leadership and key stakeholders, developing long-range operational strategies that support growth, workplace transformation and business continuity.
• Lead continuous improvement initiatives that enhance service delivery, operational efficiency, reliability and customer satisfaction.
• Partner with Gilead business unit leaders to understand specific maintenance and operations needs and issues, helping resolve problems and plan required projects.
• Lead the function through multi-tier leadership structure, delegating day-to-day operational execution to functional managers and specialist teams while maintaining strategic focus on long-range priorities and enterprise initiatives
• Establish effective spans of control and leadership depth across facilities engineering, maintenance and operations, and asset management, ensuring clear accountability, business continuity and sustained organization capability.
Facilities Operations and Site Services
• Direct facilities operations functions including maintenance, building systems, utilities and vendor-delivered services.
• Provide expert resolution of issues and monitor the integration of work across maintenance, planning and operations teams.
• Establish and maintain service-level expectations, performance standards and operational processes.
• Ensure facilities services are delivered safely and reliably in accordance with internal customer requirements, company standards and applicable requirements.
• Act as an escalation point for complex, high-impact quality issues and decisions.
Asset Management and Reliability
• Support asset management programs including asset lifecycle planning, CMMS administration, maintenance governance and facilities condition assessment activities.
• Drive asset reliability through effective maintenance planning, asset induction, lifecycle replacement planning, fault detection and diagnostics, and operational readiness activities.
• Direct facilities assessments and capital planning data to support informed investment decisions and portfolio optimization.
Compliance, Quality and Inspection Readiness
• Ensure compliance with applicable regulatory requirements, corporate policies, quality systems and industry standards.
• Maintain inspection-readiness programs and provide leadership during internal audits, partner audits and regulatory inspections.
Energy, Utilities and Sustainability
• Provide leadership for utility operations, energy management, sustainability initiatives and carbon-reduction programs.
• Govern utility budgets, vendor performance, consumption analysis, performance metrics and reliability improvement plans.
• Develop strategies that support company sustainability objectives while optimizing operational performance and cost effectiveness.
Capital Projects and Operational Readiness
• Partner with Corporate Engineering and Project Management teams to support capital projects, renovations, workplace initiatives and infrastructure investments.
• Ensure operational-readiness requirements, maintenance strategies, compliance obligations, technical documentation and asset records are incorporated into project delivery and turnover.
• Support site master planning, lifecycle planning and long-range infrastructure strategies.
Financial and Vendor Management
• Develop and manage operating budgets, ensuring effective forecasting, cost control and resource allocation.
• Manage strategic supplier relationships and vendor performance to achieve service, safety, quality, financial and contractual expectations.
• Identify and implement cost-optimization opportunities while maintaining service quality, reliability and compliance.
Workforce Planning and People Leadership
• Direct facilities operations personnel, including motivating, developing talent, performing training, and writing performance reviews.
• Develop, implement and maintain plans for Facilities Operations teams to meet business needs and customer demand using available resources.
• Establish clear goals, performance expectations, succession plans and employee development strategies.
• Foster a culture of accountability, inclusion, collaboration, continuous improvement and operational excellence.
Basic Qualifications
• Bachelor’s degree and 10+ years of relevant facilities management experience
• Proven facilities management experience at a strategic level
• Extensive people management experience
Preferred Qualifications
• Advanced degree in Engineering, Facilities Management, Business Administration, Operations Management or a related discipline.
• Experience leading complex facilities portfolios, large operational budgets and diverse service-delivery programs.
• Expertise in maintenance and reliability, asset lifecycle management, compliance programs, utility operations, vendor management and capital-project operational readiness.
• Strong knowledge of CMMS platforms, facilities data governance, operational analytics, KPI development and executive reporting.
• Experience supporting GxP operations, inspection readiness, audit response, technical documentation and record retention.
• Demonstrated ability to influence senior leaders and build effective partnerships across Quality, Manufacturing, Engineering, EH&S, Finance, Procurement, Security, IT and business functions.
• Strong financial acumen, problem-solving, communication, organizational, change-management and talent-development skills.
• Professional certification such as CFM, FMP, CMRP, PE or an equivalent credential is preferred.

The salary range for this position is: $210,375.00 - $272,250.00. Gilead considers a variety of factors when determining base compensation, including experience, qualifications, and geographic location. These considerations mean actual compensation will vary. This position may also be eligible for a discretionary annual bonus, discretionary stock-based long-term incentives (eligibility may vary based on role), paid time off, and a benefits package.
